Bringing together deep technical expertise in building services and sustainability, ¹ú²ú̽»¨ delivered a resilient, high-performance workplace that supports both immediate operational demands and long-term growth for a leading global financial institution.

Relocating to Three Pacific Place in Hong Kong, the client sought a more prominent and future-ready office, spanning two floors and delivered through a fast-track fit-out programme completed in early 2026.  

Working in close collaboration with Envisione Studio and Turner & Townsend, ¹ú²ú̽»¨ provided integrated MEP and LEED consultancy services to realise a workplace defined by flexibility, comfort and technological capability.

Central to the brief was the need to create an environment capable of supporting trading activities, content production and day-to-day office functions, while also aligning with the client’s global standards and sustainability ambitions.

Challenge

Our experts navigated a complex set of technical, operational and stakeholder challenges. As a global investment firm with established internal engineering expertise, the client brought highly specific and stringent MEP requirements. Every element of the design required alignment with global standards and formal approval from multiple internal stakeholders, ranging from technical specialists to non-technical decision-makers.  

This created a demanding coordination environment, where designs had to be clearly communicated, rigorously justified and iteratively refined. The presence of an in-house MEP team added a further layer of scrutiny, raising expectations on both technical quality and the clarity of design intent.  

Resilience was another defining challenge. Unlike a typical commercial office fit-out, the client required a high level of power resilience across a significant proportion of the workspace, including trading desks and critical IT infrastructure. Designing for this level of resilience demanded close engagement with both the landlord and the wider project team, balancing what the base building could provide with what needed to be engineered within the fit-out.  

At the same time, the project was delivered on a fast-track programme, placing pressure on coordination, approvals and construction sequencing. This was further compounded by the ambition to achieve LEED Platinum certification, a first for the client in the Asia-Pacific region and a significant step-up in sustainability performance.

Solution

¹ú²ú̽»¨ responded by adopting a fully integrated approach, bringing together MEP engineering and consultancy as a coordinated single team. This enabled our experts to align technical systems with environmental performance requirements from the outset, ensuring that design decisions supported both operational resilience and LEED outcomes.  

A key element of the solution was the design of a robust and secure technical infrastructure. The team implemented a dedicated UPS-backed power system serving the server rooms and trading desks on each floor, with an inter-floor backup arrangement to enhance redundancy. This approach provides continuity of operation in the event of power disruption, safeguarding the client’s mission-critical systems and activities.  

Given the scale of resilience required, ¹ú²ú̽»¨ worked closely with the landlord to coordinate base building provisions with tenant systems, ensuring that the overall strategy met the client’s expectations. This involved detailed technical discussions, iterative modelling and clear documentation to secure approvals across all parties.  

Beyond core office functions, the team also delivered bespoke MEP solutions for a dedicated in-house video studio, incorporating tailored power, ventilation and environmental control systems. This reflects the evolving needs of modern financial institutions, where digital content creation is increasingly embedded within daily operations.  

Sustainability was embedded throughout the project. ¹ú²ú̽»¨ guided the client and contractor through the LEED process, coordinating material selection, construction practices and waste management strategies to meet stringent certification criteria. Close collaboration between engineering and sustainability teams ensured that performance targets were achieved without compromising programme or functionality, culminating in the successful award of LEED Platinum.  

Throughout the programme, the team maintained rigorous coordination with all stakeholders, including the client’s internal teams, the design consultants and the contractor. This integrated delivery approach ensured compliance with technical, regulatory and environmental requirements, while keeping pace with the accelerated project timeline.
